Buildings:

• Main house of approximately 72 m² (6 m x 12 m), furnished with wardrobes, dining table, kitchen, refrigerator, freezer, microwave, oven, blender, mixer, TV, rack, sofa, among other items. It has 2 bedrooms with double beds, 2 bathrooms and office or desk space. It also has a thatched-roof quincho equipped with wooden furniture, a grill and a tatakua.

Irrigation system:

• Area equipped with an automated irrigation control head and software developed by Twisted S.A.
• 1 main 5.5 HP three-phase SAER motor, 3 HP three-phase SAER secondary pump, 1 HP three-phase SAER pump for filling the water tanks, and 1 HP three-phase SAER air-blowing pump.
• 8 fertilizer tanks, 12 irrigation channels for plots and hydraulic connections ready for fertigation.

Water reservoirs:

• Main reservoir with a capacity of 8,000 m³, lined with 1,000-micron geomembrane and stocked with fish: 1,200 Hungarian carp and bighead carp.
• Secondary reservoir with a capacity of 700 m³, lined with 800-micron geomembrane and stocked with fish: 120 Hungarian carp and bighead carp.

Cattle corral:

• Area of 350 m², with 4 cattle separation sections, a cattle chute and a 1,200 kg scale, all made of solid wood and with built-in lighting.

Greenhouses:

• 1 greenhouse of 210 m² (7 m x 30 m), currently used as a seedling nursery for crop production. Equipped with 1 0.5 HP three-phase SAER air extractor, 1 0.5 HP single-phase SAER water pump and 24 metal work tables measuring 1.5 m x 3.0 m.
• 2 greenhouses of 672 m² (14 m x 48 m) each, currently used for crop production. Each is equipped with 2 0.5 HP three-phase SAER air extractors.

Shade-net modules:

• 3 plots of 2,500 m² with 35% and 50% shade nets, intended for outdoor crops protected by the nets. 3 modules are currently producing green locote and tomatoes.

Artesian wells:

• 1 well 90 m deep with a flow rate of 7,000 L/h, cased and used exclusively for the houses. It has a 3 HP single-phase SAER motor and an elevated 3,000 L water tank for storage. It also has a 1.5 HP single-phase SAER pump to improve water pressure and another 1 HP single-phase SAER motor supplying a 10,000 L Syopar water tank for the animals.
• The other well, near the secondary reservoir, is 245 m deep, with a 10-inch bore, 8-inch casing and a 25 HP three-phase Panelli motor. Its current flow rate is 25 m³/h, with potential for 50 m³/h by installing a larger pump. It supplies the secondary and main reservoirs for irrigation.

Improvements:

• Three-phase power line with a 150 kVA transformer and energy supply from ANDE.
• Unlimited 25 MB satellite internet service with all equipment installed, provided by Herkim, a company located in the city of Caacupé. Antenna installed at a height of 30 m.
• Basic antenna TV service with 2 outlets for 2 TVs, one in the main house and the other in the staff living-dining room, provided by Tigo Star.
• 8 Dahua security cameras located at strategic points on the property to monitor and protect belongings. They are connected to the internet and can be viewed remotely.
• Perimeter and internal fencing with 4 and 5 strands, quebracho and kurupa’y posts, in good condition.
• Cultivated pasture: approximately 13 hectares of Brachiaria brizantha grazing grass and 14 hectares of Pennisetum purpureum var. Cameroon cut grass.
• Crops for self-consumption: citrus fruits (lemon, mandarin, orange and grapefruit), banana, cassava and sweet potato.
• Roof for the property entrance sign, built with material.
• Parking for visitors’ vehicles and agricultural equipment. Rustic construction with quebracho posts and a metal structure with 85% blue shade netting.

Commercial crops:

• Plot No. 1 (greenhouses): red locote crop nearing the end of its cycle, with 2,500 plants in production.
• Plot No. 2: 4,000 green locote plants in production, 5 months after transplanting, yielding about 1,000 kg per week.
• Plot No. 4: another 4,000 green locote plants have been transplanted to ensure continuous production.
• Plot No. 5: 500 watermelon plants, 3,000 melon plants and 143 Tahiti lime plants.
• Plot No. 6: 3,000 recently transplanted tomato plants.
• Plots No. 7 to 12: 8,700 watermelon plants still in production.
• All these plots have drip irrigation for fertigation.

Production plots under preparation:

• 1 plot of 2,500 m² with a shade-net structure, 1 plot of 2,000 m² and another of 1,000 m², both mechanized for planting.
• All plots have a water connection for irrigation.
